Why a Sole Mandate Can Make a Difference When Selling Your Property

One Agent. One Strategy. One Point of Accountability.

Selling a property is more than putting a sign outside the house and placing an advert online. It is a process that requires proper marketing, communication, buyer follow-up and a clear strategy.

It is also a partnership between the seller and the estate agent. Both have responsibilities, but a sole mandate creates a clear line of accountability.

One Agent Taking Responsibility

When a seller gives a sole mandate, one estate agent takes responsibility for managing the sale throughout the agreed mandate period.

This includes marketing the property, handling buyer enquiries, arranging viewings, following up with potential buyers, providing feedback and working with the seller on the sales strategy.

For the seller, there is one person to communicate with and one professional who takes responsibility for the marketing and progress of the sale.

Does a Sole Mandate Limit Your Buyers?

Not necessarily.

One of the common misconceptions about a sole mandate is that it prevents buyers represented by other estate agents from viewing or purchasing the property.

In practice, another estate agent may have a buyer who is interested in your property. That agent can approach the appointed sole-mandate agent and arrange for their buyer to view the property or submit an offer, subject to the terms of the mandate and the arrangements between the agents.

The important difference is that the seller continues dealing with the one appointed agent.

This means the seller does not have to manage several agents, answer multiple calls, arrange separate viewing arrangements or repeatedly provide the same information about the property.

The appointed agent remains the central point of contact.

Focused Attention and Effort

A sole mandate allows the appointed agent to give the property focused attention.

The agent has a clear responsibility to actively market the property, monitor enquiries, follow up with potential buyers, arrange viewings and provide meaningful feedback to the seller.

The seller also has an important role to play.

A successful sale requires the seller to provide accurate information, make the property reasonably available for viewings, communicate openly and work with the agent on pricing and marketing strategy.

It is therefore not simply a question of who works harder.

It is about creating a professional relationship where both parties understand their responsibilities and can hold each other accountable.

One Property. One Strategy. One Accountable Agent.

A sole mandate is not about closing the door to buyers from other agencies. It is about having one professional managing the sale.

Buyers represented by other agents can still potentially be introduced to the property through the appointed agent, subject to the terms of the mandate.

For the seller, this creates a simpler and more structured selling process - with one point of contact, consistent communication and a clear marketing strategy.

Ultimately, a sole mandate is about more than exclusivity.

It is about accountability, focused attention and having one professional taking responsibility for the journey from listing to sale.
